Financière Saint James has acquired a mixed Haussmann-style residential complex consisting of three typical buildings of the Plaine Monceau area, located at 91, 93 and 93 rue Jouffroy d’Abbans in Paris (75017).
In the immediate vicinity of Parc Monceau and rue de Courcelles, these three independent and adjoining buildings of more than 14,000 sq.m are built on a double basement with 90 parking spaces and are located around vast tree-line courtyards. This exceptionnal complex is made up of 90 apartments and offices.
Financière Saint James has carried out major beautification and renovation works to place these high-potential assets in a high-end segment, in line with its unique location. The common areas have been renovated ; the interior courtyards have been transformed into tree-lined gardens and the parking lot has been optimised for user experiences. Former service rooms on the top floor have been extensively restructured to create lofts with exceptional volumes. This repositioning offers a building reconciling the charm and nobility of the old properties with the accommodations of modern buildings.
Financière Saint James is executing a major restructuring operation at 206 rue Lafayette on behalf of a consortium of three investors of which Financière Saint James is the main partner. It is a real estate complex built around a private interior passage bordered by nine buildings.
This ambitious project was designed in close collaboration with the City of Paris, the Urban Planning Department, the Architectes des Bâtiments de France and the Commission du Vieux Paris. It underpins the creation of a living space of 10,000 sq.m, mixing housing, shops and offices, with many outdoor spaces and a private courtyard. The building permit has been obtained and served. The execution of this project has been entrusted to the architects DATA & THINK THANK.
Financière Saint James has acquired a building in the 10th district of Paris. It has been restructured to create a 1,700 sq.m office building, with outsanding facilities including terraces, a courtyard and has become a benchmark in its sector. This building was leased in B.E.F.A. (lease in future state of accomplishment), and sold with a V.E.F.A. (sale in future state of accomplishment) in 2020.
